During initial consultations, we often hear objections to the amount of time it will take to clear out closets, drawers and kitchen cabinets. With lots of possessions “neatly” tucked away in drawers, cabinets and closets and little to no experience dealing with these spaces, it is easy to underestimate the time it will take to completely clear, sort and stage or properly dispose of items.
We are always amazed at the number of hours and contractor bags needed to properly organize and dispose of items, not to mention the amount of space needed for staging; however, we have become VERY resourceful at finding homes for many of these items, which can play a key role in the success of a sale. A few examples of ways we can generate owner income for these items include setting up $1 tables with small kitchen items and selling bag rags to the contractors and repair people that attend our sales. Our efficient management of these spaces saves our owners time and money and helps maximize results.
Most, if not all, areas/jurisdictions have specific rules for the proper disposal of refrigerators, computer towers and metal. We have developed contractor relations to assist us with this, some of which cost our owners little or nothing. For example, we currently have agreements with two scrap metal dealers that will take almost anything with metal in it free of charge, including old lawn mowers and broken appliances!
For large or unruly trash outs – sheds and garages that have been used for “storage” of items no longer used – we have a contractor that works by the truckload and can give estimates upfront, eliminating problem areas and allowing us to focus on preparing the estate sale. This contractor will also set aside items he knows we can sell. With the owner’s permission, we are often able to barter some items for the disposal and trash out fees.
